House Prices Near M25 Are Six Times Higher Than 30 Years Ago
Properties close to the M25 are six times more expensive since the motorway was opened 30 years ago.

Halifax has reported houses across eight counties surrounding the 117-mile long motorway have typically increased from £59,183 to £385,085 over the last three decades, with homes rising by £905 every month.
Martin Ellis, housing economist at Halifax, said: “Towns have, on average, outperformed the south-east region as a whole with an average price £52,000 higher, yet prices have failed to keep pace with the dramatic rise in property values in the capital over the last three decades.”
Indeed, the average house price of a town near the M25 is still significantly below that of London. The capital has the highest average property value in the UK, coming in at £489,000 in August 2016, according to the Land Registry’s House Price Index.
This is difference of £163,097, despite the impressive 551 per cent surge in house costs in M25 areas over the last 30 years.
One location that has comparable values is Rickmansworth, the most expensive area close to the M25. The Hertfordshire town has typical prices of £551,959, and values have increased by £468,448 since the London Orbital Motorway was constructed.
This is followed by Reigate, where homes sell for £532,352, Leatherhead where properties cost £530,759, and St Albans with properties worth £501,634.
